Chapter 3: How Trends KBS Builds Estimates Differently
At Trends Kitchen & Bathroom Specialists, we believe an estimate should do more than tell you a number. It should give you clarity, accuracy, and a roadmap of what your project will truly cost. That’s why our process is different—we walk step by step through your remodel, showing you exactly where your investment goes.
Beyond the Shortcut Methods
Many contractors rely on shortcuts when preparing estimates. Square-foot pricing, vague “ballparks,” and hidden allowances may seem quick, but they almost always lead to cost overruns and client frustration.
We don’t take shortcuts. Every proposal we create is a comprehensive breakdown of your project, built from your selections, your layout, and your priorities.
Step 1: Consultation & Discovery
Every project begins with a conversation. We ask questions that go beyond square footage: - What’s not working in your current bathroom? - Do you want a spa-like retreat or a clean, functional upgrade? - What’s your budget comfort zone? By listening first, we learn what matters most—whether it’s storage, luxury finishes, or durability.
Step 2: Design Development
For larger remodels, we provide a design you can actually see. From bathroom layouts to kitchen reconfigurations, you’ll have a visual representation before work begins. Tile layouts, fixture placement, storage solutions, and finishing details like towel bars and robe hooks are all mapped out in advance. This ensures that the estimate reflects your actual vision, not an assumption.
Step 3: Selection-Based Pricing
Every remodel is driven by selections. Tile, fixtures, vanities, lighting, flooring, and accessories all directly affect cost. That’s why we price according to your choices—not generic averages. If you select Kohler, Signature Hardware, or Brizo fixtures, that’s exactly what we estimate for—no placeholders, no surprises.
Step 4: Case Study — Mid-Range Primary Bathroom Remodel ($45,000)

Step 5: Accuracy Review
Before we present a proposal, every line item is cross-checked against current supplier costs and labor rates. This guarantees our estimates are not only detailed, but dependable.
Why This Matters
By following this process, we eliminate surprises. Homeowners can see exactly where their investment is going, prioritize selections, and adjust without losing sight of their goals. The result isn’t just an estimate—it’s a roadmap to a successful remodel.
